We are excited to welcome an Associate Land Agent onto the team who will assist the team in securing land agreements, inspecting properties, preparing and submitting applications for various permits and licenses.

What you will do:

  • Support negotiation and assist in securing legal land agreements from affected landowners, whether they are private owners, corporation, or government agencies to permit the construction of facilities
  • Work closely with Land Agents and Sr Land Agents to gain familiarity with areas of responsibility
  • Assist Land Agents and Sr Land Agents with negotiating, preparing, and securing binding agreements (rights-of-way, leases, grants, fee purchases, etc.) with property owners
  • Aid in title research and investigations
  • Identify ownership of surface and subsurface real estate interests for affected properties
  • Acts as liaison between landowner and the company
  • Inspect property and use public information and comparable real estate information to determine value
  • Prepare and submit applications for various permits, licenses and bonds (road/railroad crossings, driveway permits, building permits, heavy hauling permits, etc.)
  • Investigate damage claims, assess damages and negotiate settlements
  • Interpret, create and enforce land, leasehold or easements rights
  • Coordinate efforts with input from inside and outside legal counsel

Who you are:

You have:

  • The following combination of experience/education:
    • 0-2 years of directly related experience along with a Bachelor’s degree
    • 2+ years of directly related experience along with an Associates degree or;
    • 4 years of directly related experience along with a High School Diploma

Directly related experience includes Probate, contract, and real estate laws; oil and gas exploration, title/mineral research, land management or right of way agent experience

You can:

  • Show enthusiasm with a willingness to learn while being able to identify solutions to resolve conflicts while managing multiple projects
  • Plan, organize and work independently while being able to perform calculations and land valuations along with operating a computer

You are:

  • An excellent written and verbal communicator who can speak persuasively and develop rapport internally and externally
  • Skilled in preparing reports, letters and memos to maintain documentation while having a valid drivers license that will be verified upon hire

The following are considered assets:

  • Bachelor’s degree in Land and Energy Management
  • Bargaining and negotiation experience
  • Knowledge of courthouse record keeping at the county level
  • Ability to interpret maps, plats, blueprints, plans and surveys

Working Conditions:

  • Work performed in typical office environment 40% of the time however travel is 60% of the time being exposed to loud noises

Physical Requirements include but are not limited to:

Grasping, kneeling, light – moderate lifting (objects up to 20 pounds), reaching above shoulder, repetitive motion, typing, sitting, standing, visual requirement (able to see screens, detect color coding, read fine print), hearing requirement and the ability to sit at a computer for long periods of time.

Ability to: understand, remember and apply oral and/or written instructions or other information, understand complex problems and collaborate/explore alternative solutions, organize thoughts and ideas into understandable terminology, organize and prioritize work schedule on a short-term basis, make decisions which have moderate impact on the immediate work unit and monitor impact outside this area, understand and follow basic instructions and guidelines, complete routine forms, compose letters, outlines, memoranda and basic reports and communicate with individuals via telephone.
